Building Automation Services
Speed without compromise.
Mission-critical programs are measured in time-to-megawatt, not cost-per-megawatt. They move fast, span years, and multiply across sites. Holding quality on one project is one thing. Holding it across a program, year after year, is the harder problem. GrayMatter’s Building Automation Services (BAS) deliver building automation systems built to close that gap. One accountable team across the full lifecycle, holding your standard and making it sharper each cycle through shared templates, commissioning playbooks, and lessons that carry from one site to the next.
Every capability, every phase
Building Automation Services is GrayMatter’s mission-critical infrastructure practice that covers building automation and energy management systems. We focus on four capability areas that stay in place across the whole arc of a facility, from early design through construction, commissioning, operations, and expansion. Most controls partners work one or two of those phases. This team works all of them. What each one covers:
Building Automation (BAS) & Controls
Control architecture, PLC programming, SCADA platform development, legacy systems migration, environmental monitoring, and critical CDU/liquid cooling integration
Electrical Power Monitoring (EPMS)
Real-time monitoring from utility to rack, UPS/PDU/generator/switchgear integration, PUE optimization, fault detection and alarming
OT Network Design & Cybersecurity
Network architecture and segmentation, Zero Trust for control systems, vulnerability detection, patch management, NIST CSF and IEC 62443 alignment
24/7 Managed Services via Command24
Remote monitoring, preventive maintenance, SLA-backed support, retrofit and expansion services, OT-as-a-Service, Control-Room-as-a-Service
Six disciplines, one accountable team
Six groups deliver a BAS program, each with its own leadership and deliverables — coordinated through a single on-site project manager, with central engineering as the technical backbone across sites. What each one owns:
Pre-construction services
Engaged from pursuit through award: scope gap analysis, long-lead equipment tracking, master-schedule integration, and risk resolved before pricing is locked — with design-assist running alongside, from Fleet Standards to Issued-for-Construction.
Central engineering
Owns the technical standard — design guides, sequences of operation, tag naming, reusable code and graphics — and proves every system out through simulation, automated testing, and customer-witnessed acceptance (SFAT) before it mobilizes.
Quality & commissioning
A dedicated Commissioning Manager per project, running pre-mobilization through integrated systems testing and closeout, with every I/O, tag, and graphic verified point-to-point before turnover.
Projects
Delivery accountability from award through turnkey: budget, schedule, subcontractor coordination, and controls milestones tied to your master plan.
Operations
Embedded controls SMEs and field engineers — startup and commissioning surge support, on-site troubleshooting, and system ownership after the build.
Training & tooling
Standardized onboarding with a readiness check before engineers touch live work, device-level integration guides, and AI agents that put standards-based answers in front of field teams.
Your standard, not ours
Data centers, semiconductor fabs, and specialty chemical and pharmaceutical facilities don’t run on the same control stacks — and neither do two owners in the same market. That’s why GrayMatter is platform-agnostic by design, working across the major PLC, SCADA, historian, and OT security platforms rather than steering every project toward specific vendors. Where you already have a standard across your sites, we build to it. Where you don’t, we help you choose one you won’t have to unwind later.
The four layers we work in:
-
PLC and controls
-
HMI and SCADA, including Velotic Proficy iFIX
-
Historians and plant data
-
OT networks and cybersecurity
The track record behind the team
Rated 9.1 out of 10 by clients
70.8 overall NPS, 72% are promoters. Leadership reviews the reasoning behind the score of each completed project, and uses the results to shape the scope and staffing of future projects
Zero OSHA-recordables over 1.4 million hours
0.00 TRIR across 2023, 2024, and 2025. We’re committed to safety — every team member carries stop-work authority.
Gigawatt-scale campuses delivered
At that load, one controls fault can stop a whole campus, and every hour of slow response is lost capacity. GrayMatter experts have operated at this scale, across design, commissioning, and the support that follows.
Six always-ready divisions
A deep roster of dedicated leaders, prepared to plug in on day one from preconstruction through operations. No teams are assembled on a per project basis.

Both. End users include hyperscalers, semiconductor manufacturers, and advanced-technology producers; on the builder side, general contractors and construction managers delivering mission-critical programs. The engagement model is the same either way, though GCs typically bring us in at bid and end users at design.
Greenfield builds, capacity expansions, retrofits, and ongoing operations support in data centers, semiconductor fabs, and specialty chemical and pharmaceutical facilities — covering controls, SCADA, OT security, commissioning, training, and 24/7 managed services at any phase.
Through a dedicated Quality & Commissioning function with its own career-path leadership, rather than a responsibility shared across roles. Every project gets a custom asset tracker, point-to-point verification of every I/O, tag, and graphic, and a commissioning pipeline running from pre-mobilization through operator turnover.
Through a continuously qualified bench of BIM, low-voltage, and staff-augmentation firms vetted before the work arrives, not after. Staffing follows a phased mobilization model — pre-mobilization, core team, full on-site team, demob — with portfolio-level resourcing, so bandwidth gets reviewed and re-sequenced before a crunch hits.
Through standardized onboarding, training acceleration, integration guides, commissioning checklists, playbooks, and a continuous improvement model built into delivery.
Yes. Ongoing support beyond initial delivery — into operations and future expansion — is a core part of the model, not an afterthought.
